 Digitally photographing the property at move in and move out and providing the owner with digital pictures when necessary

 Handling maintenance requests from the tenant

 Screening out unnecessary work orders from the tenant

 Hiring reasonably priced maintenance vendors who get the job done right

 Keeping the owner informed via e-mail or phone as much or as little as owner desires

 Addressing lease compliance problems

 Collecting rent and using rent collection procedures when rent is outstanding.  Providing tenants the capability of paying on-line through Team Maxwell web site. 

 Coordinating owners requested services such as termite inspections, appraisals, etc.

 Handling lease renewal and lease renewal inspection

 Conducting move out inspection and collecting funds for damages

 Turning over the account for collection if tenant leaves owing balance

 Maintaining a seperate non-interest bearing escrow account to hold security deposits 

 Providing a monthly owner statement with copies of all paid invoices

 Electronic direct depositing of owner proceeds into owner's bank account each month

 Providing Year End Tax Statement and 1099's
